Eligibility:

1) Employment Status: Applicable to all existing and new employees.
2) Tenure: Minimum 1-year tenure requirement before eligibility.
3) Usage: For employee’s own use only, non-transferable to non-employee.
4) Scheme Duration: No limitation (Lifetime benefit).

Terms:

1) Exclusive Purchase: Employees must choose to buy properties marketed or managed under FAR Capital. Purchases from third-party companies or agencies are not eligible.

2) Financial Prudence: Employees must FIRST complete a Financial Screening to confirm readiness and eligibility. Property selection will then be limited to options within the employee’s individual loan eligibility. This ensures employees purchase properties within their financial capacity. No limit for the number of screenings.

3) Active Participation: Employees must ensure that their Affiliate Link must be active with at least one (1) enrolment. For more information about Affiliate Link, kindly login into Genealogy.

Benefits:

1) Zero Downpayment: Employees have the opportunity to purchase any eligible property under FAR Capital with zero downpayment.

2) Booking Fee Reimbursement: Upon a successful conversion, the initial booking fee will be fully waived or reimbursed by the company. Should an employee cancel the booking for an unacceptable reason, the fee will be forfeited.

3) Additional Rebate: Upon the successful purchase, the employee shall be entitled to a further rebate of 2% based on nett purchase price of the property i.e., actual value of the purchase price of the company less any rebates, renovation packages, cost provided that the this additional rebate shall be disbursed to the employee upon payment by the developer.

4) Automated Rental Plan (ARP): Aside from the usual terms proffered to the clients under the ARP programme, the employee shall be entitled to an exclusive rate of 7% of rental yield in comparison to those rates offered to clients.

5) Post-Employment Continuation: In the event an employee resigns, the benefits tied to their existing property purchase remain. However, they will not be eligible for any new purchases or special exclusivity under this initiative.

6) Special Employee Benefits: Active employees will enjoy special benefits on property ownership, similar to premier clients. Resigned employees will revert to the normal benefits package offered to standard clients.

7) Dedicated Guidance: Each participating employee will be assigned a Success Manager (SM) to guide them through the entire process.


Salary Inflation Option

The company also provides an alternative way to help employees to buy properties under a special program called 'Salary Inflation Option'. This option is voluntary and not a requirement for employees.

2️⃣ — Get Advice on Inflation Amount.

We’ll review and advise you on how much inflation is suitable for your case.


3️⃣ — Confirm & Write In.

Once you’ve received a confirmation and agree with the amount, send an official email to: 📩 epos@farcapital.com.my


4️⃣ — Wait for Approval.

⚠️ Inflation is **not automatic** — it must be officially approved before taking effect.

✅ *Basic Requirements*

✔️ Have **two (2) separate bank accounts** (one for inflow, one for outflow).
✔️ Property purchase must be from the **company’s recommendation** list.

💡 *How It Works*

1) Once approved, your monthly salary will be inflated by the agreed amount in the next following payroll cycle.
2) You must refund the inflated portion within seven (7) days after reimbursement of salary. Failure to do so → direct salary deduction in the next payroll + immediate scheme termination.
3) Inflation lasts between 3–6 months, once completed, then your salary reverts to your original amount. No extension will be given.
4) Inflation applies to 'Basic salary' only, not allowance.
